VENTANA CANYON MARKET INSIGHTS

Golf Villas

Ventana Canyon Golf Villas is one of the community's most established neighborhoods—and one of its most varied. The homes share a common architectural heritage and a similar lock-and-leave lifestyle, but there is considerable variation within that framework. Some are just over 1,200 square feet, while others exceed 2,200. Some have been extensively remodeled, while others retain more original finishes. Some offer golf-course or mountain views, while others are oriented toward the desert or driving range.

For much of the year, buyers have had relatively few choices. That's changing.

More Choice Is Coming Back

As of October 5, there are five Golf Villas currently on the market, ranging from $499,000 to $824,999 and from 1,280 to 2,231 square feet. Five active listings may sound like a lot for a neighborhood where inventory has often been limited. But looking back over the past several years puts the current number in perspective. Golf Villas reached seven concurrent listings in both 2023 and 2025, and six in 2024 and early 2026. So the current inventory isn't unprecedented.

What is interesting is what happens when several homes are available at the same time. Buyers have choices. And when buyers have choices, the differences between properties become easier to see.

Size Is Only the Starting Point

So far in 2026, eight Golf Villas have sold, with prices ranging from $490,000 to $912,500. The median sale price is $742,500, and the median time on market is 11.5 days. The sales span a wide range of sizes as well, from 1,214 square feet to 2,216 square feet.

But the relationship between size and value isn't straightforward.

Two 1,214-square-foot homes sold this year for $490,000 and $495,000. At the other end of the spectrum, two 2,204-square-foot homes sold for $865,000 and $912,500. And in between, a 1,952-square-foot home sold for $660,000, while a 2,171-square-foot home sold for $825,000.

The numbers make one thing clear:

Square footage helps explain value. It doesn't determine it.

When Buyers Have Choices

The current listings make that even more apparent. The five active homes range from approximately $370 to $465 per square foot. That is a meaningful spread, but it doesn't necessarily tell us which home represents the best value. A smaller villa with significant updating may appeal to one buyer. A larger home may offer more flexibility for guests, a den or a home office. A particular lot may provide more privacy or a better outdoor setting. Views, orientation, condition and the relationship between the interior and exterior spaces can all influence how a buyer experiences a property.

These characteristics don't exist independently. A home isn't simply a collection of square feet and finishes. It's the combination. And when buyers have several properties to compare, those differences become much more important.

Price Per Square Foot Has Its Limits

Price per square foot is useful. It gives us a common reference point when comparing homes of different sizes. But it can also oversimplify the conversation.

The 2026 closed sales ranged from approximately $338 to $414 per square foot. The current listings range from approximately $370 to $465 per square foot. That doesn't mean the highest number is automatically too high—or the lowest number is automatically a bargain. It means buyers are assigning different values to different combinations of size, condition, setting and features.

A 1,300-square-foot villa and a 2,200-square-foot villa may serve very different buyers. A property that needs updating may appeal to someone who wants to create their own space. Another buyer may place a significant premium on being able to move in without taking on a project.

The more choices buyers have, the less useful it becomes to look at any single number in isolation.

The Market Rewards the Right Combination

The sales history also shows that Golf Villas buyers have continued to respond to well-positioned properties. Of the eight homes sold so far in 2026, several went under contract very quickly. Two sold with no reported days on market, while another sold after just two days. Others took longer to find their buyers, including homes that spent 91 and 93 days on the market.

That range is revealing.

A home doesn't necessarily need to be the newest, largest or most extensively remodeled property to sell quickly. But it does need to offer a combination that makes sense to the buyer—and a price that reflects that combination. That's where the current increase in inventory becomes particularly interesting.

What This Means for Buyers and Sellers

For buyers, more inventory is good news. There are now enough choices to be selective about size, condition, location, views, privacy and outdoor living. Buyers can compare properties rather than simply deciding whether the one available home works for them.

For sellers, the same dynamic creates a little more competition. When there are only one or two choices, a buyer may have to compromise. When there are five, buyers can be more discerning.

That makes positioning increasingly important.

The question isn't simply: What did the last Golf Villa sell for?

It's: How does this home compare with the choices buyers have today—and does the price tell that story clearly?

Paula's Perspective

The Golf Villas market is a good reminder that inventory isn't just about the number of homes available. It's about choice.

Five active listings isn't unusual by historical standards. But after a period of limited availability, having five homes to compare gives today's buyers something they haven't always had: options. And those options make the differences between properties matter more.

As inventory opens up, buyers have more choices—and that makes the details matter more.
