Country Club Estates

Country Club Estates is one of Ventana Canyon’s more distinctive neighborhoods. Most of its homes were built by David Baird as semi-custom residences, creating a recognizable architectural character throughout the community, while a smaller collection of true custom homes adds another layer of individuality.

But when you look at the recent sales, the architecture is only part of the story.

The numbers suggest something more interesting: buyers are responding to the overall experience a property offers—not simply its size, style or level of updating.

When Everything Comes Together

So far in 2026, three Country Club Estates homes have sold, with prices ranging from $1.195 million to $1.45 million. Looking back across 2024 and 2025 adds even more perspective.

Perhaps the clearest example is a group of four homes, each approximately 2,936 square feet.

One sold for $1.495 million. Another sold for $1.3 million. A third sold for $1.195 million. And another sold for $905,000.

The homes are similar in size, but the properties themselves are not interchangeable.

The $1.495 million home combines a comprehensive remodel with an exceptional golf-course setting, unobstructed mountain views, privacy, a pool and a strong indoor-outdoor connection.

The $1.3 million home also offers golf-course frontage, beautiful mountain views, privacy and impressive ceiling heights. Its outdoor experience, however, is more modest.

At $1.195 million, another home was remodeled and move-in ready, but its interior lot, limited views and more modest outdoor space created a different overall experience.

And the $905,000 sale? The home had a larger, private lot, but the interior remained largely original—with dated finishes, white appliances and outdated carpet.

Same square footage. Very different properties. Very different buyer response.

Buyers See More Than the House

This is where the concept of value becomes more nuanced. A renovation can make a home more appealing. A golf-course location can add desirability. Mountain views, privacy, a pool or a particularly good lot can each contribute to value. But these features don't exist independently.

A beautifully remodeled home on an interior lot is a different proposition from a beautifully remodeled home overlooking the golf course and mountains. A large private lot may compensate for limited views in one property, while another buyer may place a much higher value on a dramatic view or outdoor living space.

In other words, buyers aren't necessarily assigning a fixed dollar amount to individual features. They're responding to how those features come together.

Custom Doesn't Automatically Mean More

The same principle appears when looking at the neighborhood's true custom homes. 

Country Club Estates includes several distinctive, highly individualized residences, but the sales don't suggest that “custom” alone determines value. A custom home sold for $1.3495 million. A Baird home sold for $1.495 million. Another custom sold for $1.51 million, while another custom reached $1.732 million.

The differences are not explained by architecture alone.

The setting, scale, views, outdoor living, condition and overall appeal of each individual property still matter. The Baird homes create a recognizable architectural foundation for the neighborhood. But within that framework, the property itself is what ultimately distinguishes one home from another.

Price Still Has to Tell the Right Story

There is another important lesson in the listings that didn't sell immediately.

One updated golf-course home with strong views was initially offered at $1.85 million. After 215 days, it was withdrawn. It returned to the market at $1.495 million and ultimately sold for $1.45 million after 83 days. Another home began at $1.1 million, spent 237 days on the market and expired without selling. It was later relisted at $975,000, reduced to $950,000 and eventually sold for $905,000.

These aren't simply stories about lowering a price.

They're examples of price discovery—the process of finding the point where the market believes the asking price and the property's overall offering make sense together. Even a desirable home has a ceiling.

What This Means for Buyers and Sellers

For buyers, this creates opportunity.

Two homes in the same neighborhood—and even two homes with nearly identical square footage—may offer very different experiences. Looking beyond price per square foot can reveal why one property commands a premium and another may represent a different kind of value. For sellers, it reinforces the importance of understanding what makes a particular property special.

The question isn't simply, What did the house down the street sell for?

It's What does this home offer that buyers will value—and does the price tell that story clearly? In Country Club Estates, the answer may lie in the architecture. Or the golf course. Or the mountain views. Or the privacy. Or the outdoor living. More often, it's the combination.

Country Club Estates is a good reminder that real estate value is rarely about one feature in isolation.

The homes share an architectural heritage and many share similar floor plans, but each property has its own combination of setting, condition, views, privacy and outdoor space. That is what makes this neighborhood so interesting—and why I believe buyers are looking at more than the house itself.

The market isn't necessarily rewarding the biggest home or the most expensive renovation. It's rewarding the home where everything comes together.
