When Pricing and Preparation Work Together

One of the advantages of following the same neighborhoods month after month is that patterns begin to emerge. While every home is unique, the market often reveals consistent themes about what buyers value—and what they don't.

The first seven months of 2026 offer a good example.

Eleven homes sold in Cimarron Foothills while several others were cancelled or expired before finding a buyer. At first glance, those numbers may not seem especially meaningful. Looking a little deeper, however, a clear pattern emerges: buyers continue to respond to homes that combine thoughtful preparation with pricing that reflects today's market.

Looking Beyond Days on Market

Days on Market is often viewed as a measure of demand, but it's really a reflection of buyer perception.

The fastest sales this year weren't necessarily the newest homes or those with the most expensive finishes. They were homes that presented well, reflected current buyer expectations, and were priced appropriately for their condition. By contrast, homes requiring significant renovation—or homes priced as though those renovations had already been completed—remained on the market considerably longer. Several ultimately expired or were withdrawn without selling. 

The takeaway isn't that buyers won't purchase homes needing work. They absolutely will. What they're less willing to do is pay tomorrow's price for yesterday's condition.

Buyers Are Evaluating Total Value

Today's buyers are looking well beyond the asking price.

They're considering the total investment required after closing—kitchens, bathrooms, flooring, windows, landscaping, and the time and disruption that renovations often require. Even buyers who are comfortable taking on a project generally expect the purchase price to reflect those future costs. At the same time, homes with cohesive, well-executed updates continue to perform well because they reduce uncertainty. Buyers understand what they're purchasing and can more confidently justify paying closer to market value.

That's an important distinction. The premium isn't simply for new finishes. It's for confidence.

Not Every Renovation Creates the Same Value

Another interesting theme emerging from this market is that modern and highly stylized are not always the same thing.

Homes with thoughtful, timeless updates generally attracted stronger buyer interest than homes featuring highly personalized renovations. Design preferences vary, and buyers are often hesitant to pay a premium for finishes they may eventually want to change. Well-executed improvements tend to broaden a home's appeal. Highly specific design choices can narrow it.

For sellers, that's an important consideration. Renovations should enhance marketability—not simply reflect personal taste.

What This Means for Buyers and Sellers

For buyers, today's market continues to reward patience and perspective. Opportunities exist, particularly among homes that need updating, but understanding renovation costs and pricing relative to condition is essential to making a confident decision.

For sellers, preparation begins well before a home reaches the market. That doesn't necessarily mean undertaking a major remodel. More often, it means understanding how today's buyers will perceive your home's condition, features, and overall value relative to competing properties.

Pricing should support that story—not contradict it.
